If your cottage will ever be rented by the week, the Town now asks for a site plan, a parking plan and a round of inspections. Design for them before the walls go up.
Plenty of Wasaga Beach cottages earn their keep in the weeks the family is not using them. Since early 2026 that has a rulebook of its own. Wasaga Beach Council passed By-law 2026-08 to license short-term accommodations, and a rental cottage now needs a licence that comes with drawings, inspections and an annual renewal. Ask any cottage builder Wasaga Beach owners are talking to how the building will be used, because the answer changes what goes on the site plan.
This page is about that overlap: what the licence asks for, which parts of it are really design decisions, and how we would plan a Wasaga Beach cottage that works for a family in July and for guests the rest of the season.
The by-law defines a short-term accommodation as a dwelling, or part of one, rented for 30 consecutive days or less in a single stay. Rental cottages and rental cabins fall into licence Class C. Without a licence it is an offence to operate one, and also to market one: every listing and advertisement has to show the licence number the Town issues.
Operators who already held a licence had to reapply by April 1, 2026. Every licence, old or new, now expires on April 1 each year. It is not transferable from one person to another or from one property to another, and it becomes void the moment the cottage changes hands. If you are building a cottage partly as an investment, that last point matters for resale: a buyer starts the application over.
A cottage used only by your own family is not a rental, and the by-law is about renting. It is the first paid short stay, or the first listing, that brings a Wasaga Beach cottage under it.
Schedule A, added by By-law 2026-17, lists what a Class C application has to include. Alongside ownership, identification and proof of $5,000,000 in liability insurance that names short-term accommodation, the applicant files a Neighbourhood Partnership Plan. Three parts of it are drawings or depend on them:
A fourth part, the noise and nuisance strategy, can name measures such as acoustic fencing. For a new build, all of these are cheaper to draw into the original site plan than to retrofit around a finished cottage. Where the hot tub sits relative to the neighbour’s bedroom window, whether two cars and a boat trailer fit without anyone parking on the road, where a week of garbage for a full house waits for pickup: those are siting decisions, and we make siting decisions for a living.
Schedule A says the inspections must be completed and passed before a new Wasaga Beach licence is issued, within 60 calendar days of a complete application. Three of them land on the building.

Checks the use and the parking against the Wasaga Beach zoning by-law, which is why the parking plan is drawn to its numbers from day one.
A fire safety inspection is required for a new licence. Bedroom count, exits and alarms are largely settled at design stage, long before an inspector arrives.
Schedule A also lists an arrears compliance check and a property standards inspection. If an applicant does not pass within the 60 days, or an extension, the application is no longer valid and the process starts again.
Our cottage work in Wasaga Beach starts from the same place as anywhere else: how the family wants to use the water and the deck. A rental season adds a few questions to that brief, and they are all answerable on paper.
Our Panoramics designs are built around window walls, open interiors and integrated sundecks. On a rental cottage, which way those sundecks face is also a noise question for the Neighbourhood Partnership Plan, so we site them with the side yards and the next lot in view, not only the view.
A cottage that sleeps two families brings two families’ cars. We lay the parking surface out against the zoning by-law early, so the drawing the Town wants is a copy of the site plan rather than a new exercise.
A cottage that rents in shoulder seasons, or that may become a retirement home, earns its insulation and heating. We build four-season cottages that never have to be closed, and lighter seasonal ones where that suits the plan and the budget.

Many people who build a cottage in Wasaga Beach live somewhere else. The by-law has a rule aimed squarely at them. The owner, or a responsible person the owner designates, has to respond to the Town within 30 minutes of a call or email, and must be able to attend the cottage in person within one hour if asked. Guests sign a Renters’ Code of Conduct, and the owner keeps a guest register for two years, including how many vehicles each group brings.
That is worth deciding before you build, not after. It can change what you build: a cottage with a lock-off owner’s room or storage, or one designed to be simple for a local manager to turn over between groups, is easier to run under these rules than one designed only around your own family.
On the water side, the Nottawasaga Valley Conservation Authority regulates development near the Georgian Bay shoreline under Ontario Regulation 41/24, and notes that owners bordering Wasaga Beach Provincial Park must apply to Ontario Parks for a work permit before shoreline works. Both belong on the approvals list for a lot near the water, and conservation authority and waterfront approvals are part of what our permits service handles.

We are Tarion registered and HCRA licensed (licence B46716), and both records are public, so you can check us before a Wasaga Beach lot is ever walked.
If you rent it for stays of 30 consecutive days or less, yes. The Town of Wasaga Beach By-law 2026-08 treats that as a short-term accommodation, places rental cottages and cabins in licence Class C, and prohibits operating or even advertising one without a licence.
