Every A&R agreement is tailored to your needs, budget and personal style. Choose how finished you want your home handed over — from a Bronze package ready for your own finishing touches, right through to a fully-finished Platinum build.
Four Finishing Levels — Tailored to You
These are our standard finishing packages. Every one can be mixed, matched and customized to your lot, wish list and budget — the levels below are the starting point for that conversation.
Bronze
Structure finished and ready for you (or your trades) to complete.
Install tubs/showers as needed for drywall only. Rough-in for toilet, sinks and ceramic showers.
Interior & exterior lights are keyless bulbs.
Reg. ½" drywall with metal corners; ceilings smooth and ready to paint.
Carpet-grade wood stairs (ready for carpet).

High-efficiency furnace; heat-recovery ventilation (HRV).

Silver
A complete, move-in-ready finish with quality standard selections.
American Std. toilet, Marina sink, Chateau-series taps, acrylic tub/shower. Optional Mirolin soaker or 3'×3' acrylic tub.
Builder-standard light fixtures & plugs.
Reg. ½" drywall with metal corners; all ceilings smooth and painted.
Oak pickets & railing stained natural; hollow-core paint-grade doors; colonial casing & baseboard; ball knobs. Raywal kitchen per blueprint (mostly veneer doors).
LVP throughout; carpet on stairs if applicable.
One colour throughout; trim painted white.
High-efficiency furnace; HRV.

Gold
Upgraded finishes and features throughout — our most popular level.
Most PopularElongated American Std. toilet, Marina sink, Eva/Bradford taps, acrylic tub/shower. Optional free-standing tub, 30" tile shower, basement rough-in.
Higher-standard fixtures — pot lights, dimmer switches, valance lights and shower lights.
Reg. ½" drywall with rounded bullnose corners; all ceilings smooth and painted.
Oak pickets & railing stained any colour; upgraded doors; lever handles, contemporary casing & baseboard. Raywal kitchen (mostly solid doors) with pot & pan drawers, crown moulding, valances, deeper uppers over the fridge, angled glass corners and a lazy-susan where applicable.
Laminate throughout; carpet on stairs if applicable.
Three colour choices throughout; trim painted white.
High-efficiency furnace; HRV and exhaust fans.
Gas fireplace, framed to the ceiling in drywall, with mantel.
Platinum
Our premium, fully-finished package with the finest selections.

Everything in Gold, with more pot lights and dimmers, plus 4 USB plugs.
Same as Gold.
Oak stairs & railing stained any colour; builder's shaker doors; 3½" backband casing; square-rosette levers. Kitchen as Gold; 36" vanities; builder-grade quartz or granite countertops.
Ceramic tile in bathrooms, laundry, front entry and kitchen; hardwood throughout the remainder.
Six colour choices throughout; trim painted white.
Adds a humidifier, exhaust fans with timer, air conditioning and a BBQ gas line.
Gas fireplace, framed to the ceiling in DensShield and veneer stone, with mantel.
