Site Preparation & Site Development

Driveways, clearing, grading, well and septic — we ready raw land for the home it’s waiting for.

Site Preparation

From Raw Land to Ready

Cottage-country lots have character: trees, rock, slopes, water. That character is why you bought the property — and why preparing it takes real experience.

We manage the full site-development scope: clearing and excavation, grading and drainage, driveway construction, and the well and septic systems rural builds depend on. One team, one schedule, one point of accountability.

  • Lot clearing, excavation and grading
  • Driveways and site access — including tricky, sloped approaches
  • Well drilling and septic system design & installation
  • Drainage done right the first time — critical for our freeze-thaw climate
  • Blasting where the rock demands it
  • Foundation preparation, ready for the build crew

How It Sequences

Site Work Starts Before the Machines Do

1. Site Visit & Evaluation

We visit your property to assess conditions and determine the best location for your new home or cottage — the step that decides where everything else goes.

2. Approvals in the Right Order

Septic permits, entrance permits and conservation authority sign-offs are coordinated with the build. Rural and waterfront lots can involve a stack of approvals, and getting them in the wrong order can cost you a season.

3. Then the Ground Work

Lot clearing, blasting, excavation, septic, well, driveway and foundation preparation — one team, one schedule, one point of accountability.

Rural & Waterfront Lots

The Lots Other Builders Walk Away From

Waterfront setbacks. Island logistics. Sloped lots. Seasonal roads. These are the conditions cottage-country properties actually come with, and we have solved them all before.

Well, septic and off-grid-friendly site development are part of the same scope — not a subcontract you have to chase. After 50 years of building across Central Ontario's townships, we know which lots need what, and we would rather tell you before you commit to a property than after.
